Both configurations carry wrap-around balconies with a private jacuzzi deck, 3.45 m floor-to-floor height, central air conditioning and air purification as standard — these are not paid upgrades, which matters when you compare the per-square-foot rate against neighbouring projects.
What the rate per square foot tells you
Most listing portals quote The Edition on saleable area, so that is the number you will see compared against other Sector 66 launches. On saleable area the project sits in the high ₹17,000s to high ₹19,000s per sq ft.
RERA, however, requires carpet area to be disclosed — and on carpet the effective rate is roughly ₹30,500 per sq ft for the 3.5 BHK and ₹31,250 per sq ft for the 4.5 BHK. Carpet-to-saleable efficiency here runs around 58–62%, which is normal for a G+42 tower with wide balconies and generous service cores.

The payment plan: the Magic of 99
The Edition's payment structure is the part buyers usually ask about second, and it is the part that most changes the real cost of holding the asset until possession. It is a six-tranche plan with a deliberate break year — 2026 carries no payment at all.

What sits on top of the base price
The sticker price is not the cheque you write. Three statutory items apply to every under-construction purchase in Gurugram, and they are worth modelling before you shortlist.

Why The Edition is priced where it is
Three things carry the number, and they are all structural rather than cosmetic.
The address. Sector 66 sits on Golf Course Road Extension, the corridor that absorbed Gurugram's luxury demand once Golf Course Road itself ran out of land. It is closer to the airport, NH-48 and Sohna Road than the older luxury pockets, and the retail and hospitality anchors around it — The Oberoi, The Leela, Westin, Taj, Grand Hyatt — are already built, not promised.
The density. Two floor plates across three twin towers on 10.7 acres is a low unit count for a plot that size. Scarcity is priced in from launch, and it is the reason there is no entry-level configuration.
The specification. A 3.45 m floor-to-floor height, wrap-around balconies with a private jacuzzi deck, central air conditioning and air purification are baseline here.
